PA exit strategy thread

Ok so I think there are more people who will be leaving. Think this would be a good place to consolidate questions for those looking to go. I myself will be looking for a place to buy in PA. I will still have an apartment close to work and family but my main residence will be a PA address. 

 

My question is what are some nice locations about 2 hours and closer from NYC. Looking for places where I can get a decent amount of property and is relatively close to skiing and lakes

I need access to Journal Square in Jersey City and Downtown Manhattan   for work and I need NJ Transit to get me there.

 

Given those limitations , I am looking at Yardley, PA.  I can easily cross the river into Trenton and take the Northeast Corridor into Newark and then jump on to PATH.

 

I did a cost and time analyses.  The cost of my commute is about $45 more  a month  but the length of the commute is about the same as from the  North Branch  Train Station . My plan is to rent a hotel room in Yardley for about 3 days and get a feel for the commute.

 

My time line for the move is one year no more then two.

BeSt you check the movement in PA - that is not going to be your final stop.

There is a push in Harrisburg to enact more laws - driven by the sh*t hole cities.

 

I can' cite the blurbs I've been seeing but PA is a short term fix imo.

Obvious choice is Pocono mountain for the skiing, but the area is 50/50.  I have friends in the Bethlehem and Copley area.  Both love it and less than 2hr to the city.

Poconos is out. Too risky. A lot of places there have been described as a sixth boro of Manhatten.  PA is a short term fix. I plan on buying property in a truly free state at some point. I can see PA getting ruined by it's Eastern neighbors at some point

Everything is going to be "ruined" soon.  FL is slowly turning blue, as is Texas, Arizona and a lot of those other places we *thought* were free states.  Unfortunately, the only true "free" states where we might not get a sufficient influx of progressives to cause us problems would be places where the weather is really crappy,

I hope I can stay in FL and not have any further issues for the remainder of my life, at least. We'll see.

who's majority in their legislature? republitard or dimocrat?

for me, there's no really good options in pa.....unless i'm willing to live in filthadelphia. even that's 30-45 minutes from my shop depending on traffic. outside the city, would be too long of a drive.

 

 i was looking at a chunk of property as a second/alternative residence in west va....but that's friggin 5 hours drive. at least i'd have a place to retreat to though.

Are you close to I-78 (Hunterdon County)?  You could try the route I always took -

i-78 W all the way to I-81 south.  That will bring you right to W Va.  From the Del. River to Exit 13 I-81 in W Va, it's 3hrs 8 min. 201 miles.

i live in camden county. i'm 20 to 40 minutes from the walt whitman bridge, little longer from the tycony or ben franklin bridges.......

 one of my customers has 2 properties in west va where he hunts. has a cabin on one....but even that's 3 to 4 hours. in easter part of the state. where i saw the chunk was near spencer in western part......

I moved to Yardley 6 years ago and love it. We moved mostly due to INCOME taxes (7% in NJ vs 3.01% PA), saved a bunch right there. Then car insurance 4 cars in NJ @ $6500 and in PA, $2250 for the same cars. Property taxes about the same but our house and yard are much bigger. Private schooling---for some reason was almost half. Then finally, the cherry on top was the gun laws....I carry all the time and everywhere...Heck, even liberals have common ground on this in PA...the gun culture is completely different here. 

However, I must warn you that Bucks county has quite a bit of idiotic New Yorkers moving into the area along with moderates from NJ that will vote Democrat. Even though Bucks is a 50/50 mix of Dem and Republican they seem to vote (lately) more democrats into office. My advice will be to rent until you find out which way PA will go after the upcoming November elections. It's hard to say what will happen but I fear the Goebbels media is convincing voters that Republicans are all racist demons...and if that happens PA will eventually become an extension of NJ. I honestly feel the house will flip but the Senate will contain a narrow majority. But on the other hand, central and western Dems of PA are not like the NJ socialist Dems of NJ. Right now the pro gun Republicans have the largest gap over Democrats in PA since the 1950's and hope it stays that way for years to come.

 

However, the bottom line is it's better than NJ and is the only other option for you....that's the conclusion I came to while praying on the matter...Keep living in NJ or get out! BTW, the Yardley area is accessible to any NJ/NY location easily and [even] it it adds 15 mins and $50 per month car insurance alone will put you ahead. ...as long as you don't bring the NJ vote and expectations with you....

As I see it, the options are:

1) I-80 Stroudsburg/Poconos

2) I-78 Easton/LHV

3) I-276 Trenton / Yardley

The sky is the limit in terms of how far into PA you want to go, but it seems to get cheaper the farther you are from New Jermany.

None is particularly appetizing commuter-wise.  I-78 rush hour traffic is no joke and Trenton/NEC into NYC is helluva long ride.

I'm looking at Montgomery County area since I can work from home now.  I'm researching on PAFOA.

As others have said,

1) Save about 3-4% on income tax (that is NOT insignificant)

2) Car insurance rates cheaper=

3) Gun club memberships seem to average $100 per year.  I reluctantly just paid ~$400+ for OBRPC because I couldn't get my work hours in.  I'm looking at Lower Providence Rod and Gun.  New Holland RPC is close by.  Also, puts me closer to Mifflin County Sportsman for a 1,000 yarder for the Ruger Precision.

4) Not sure about property taxes, but I assume they can't be worse

As my accountant told me this weekend, it's not how much money you make, it's how much you take home.

I'll be looking later this year - have already been looking at houses and property - but not in PA.  We're headed north as soon as we find the right place after my daughter's wedding is done in May.   Looking in the NH - Nashua, Wyndham area.

I moved 3.5 years ago and will never look back. I still commute to your shit hole 3-4 times a week to work, 1 hour and 15 minutes each way. Yes its a long commute but its so worth it to me.. Flat tax, insurance, property taxes..generally the people are nicer too. its a no brainier. Our school system rivals pretty much any Jersey school system so that's not an issue either. 

The current breakdown in the state government is: 

  • 34/50 R in Senate
  • 122/203 R in Assembly

Might want to look a little further north. Nashua gets a bit of Riff Raff that spills over from Massachusetts. 

I'm going further north, sandwich, moultonborough, bartlett, Jackson or Chatham are the main towns im looking at.

Do tell, Fish......My wife and I have been talking about migrating to the Poconos for a year or so, and have only heard "stay away" from a very few places.

What have you heard?

What is it about the Poconos that one should stay away from?


Yardley seems to make the most sense to me.


Northern New Hampshire seems a much better choice than Southern New Hampshire. However there seems to be a lot of unexplained missing persons in New Hampshire. Multiple Serial Killers Possibility? Corrupt Police? Vermont is entirely too Liberal. Maine looks to be an option for those moving North.


If anyone wants to move to a truly free state that should remain free I think you need to go to Indiana, West Virginia, Kentucky, or Georgia.

Maine taxes are significantly higher than New Hampshire.  And to quote a resident - I've been living here for 40 years, and they still consider me a "Masshole"!  Its also COLD in the winter!

Vermont does lean liberal (look where Bernie Sanders came from), but their firearm laws are quite simple/straightforward and can be written on a half-sheet of paper....no concealed carry permit, because they don't have anything that says you cant (other than a few restricted places-they figure they have enough laws about not killing people, no reason to get into the mechanism used.).

We will prob be moving in 6-18 months.  The wife wants Medford/Marlton but would consider the riverfront towns.  I told her we should consider PA like Yardley. So far a hard sell. Her family is here and they help with the kids so she doesn’t see the advantage.  I need to quantify it better. 

Plus looking at Yardley houses on Trulia and the same size house as I have now is prob 100k higher.

Depends on where in the Poconos.  ANYWHERE development had large tracks of homes geared to sell to NYers are trouble.  East Stroudsburg, once a quiet little town is now a bastion of crime and displaced NYers. However if you get out of those areas it is very nice place.  The west end (Chestnut Hill) is still nice, but stay aware from the north end of East Stroudsburg up the top of the mountain (Bushkill). Tannersville, Pocono Pines, Tobyhanna triangle full of weekend cabin developments struggling to survive.  Doing your homework is a must.
