Randolph - Roxbury area advice

I lived in Randolph. I would recommend it.  Good schools, decent LE,  The RTSP is right there on Rt. 10.

They are trying to turn Morristown into a Hoboken type place.

I have heard about that and really looking to stay further west even if taxes are higher.

Until I moved to FL three weeks ago I living in Shongum Lake in Randolph for 32 years.  Great area with good schools and lots of dedicated open space with a great trail system that runs something like 19 miles.  Shongum Lake is a special area because of the lake and all the social activities for both kids and adults in the community.  Only problem with the area is it is in the socialist people's republic of New Jermany.  Except for that I would still be living there.

Thanks Howard, I am stuck here in NJ for awhile unfortunately and primarily looking for good schools and some space.

I lived in Randolph until this past October. The school system always receives great scores. I used the NJ Monthly high school rankings in conjunction with School digger when I was house shopping in 2014. You have to be aware of where you're looking. I was north of Route 10, which would put my kids in Fernbrook Elementary. The test scores there are all over the place. My taxes went up significantly after taxes were reassessed in 2016/2017. I needed a bigger house and I looked at houses in Randolph, but it was tough locating something without septic and oil in my price range. Sewer bill in Randolph was flat rate of $188 a quarter last year. I had oil, so I was paying out the nose with my 30 year old boiler, and that was under 1100 sq ft. I have natural gas and twice the space now. I think my bill was 40% of what the oil cost me. It's expensive, so look for natural gas. Propane is expensive too. 

I eventually moved out to Long Valley, but that might be too far of a commute. Succasunna has Horseshoe Lake, which is a nice park with a playground. Other than that I really don't know much about the area.

Thanks for the detailed response. Looked into the are you have lived and your input helps a lot. I was suspecting sewer fees will be a high add-on over the already expansive taxes.

Yes you definitely want sewers, city water and natural gas - had all that in Shongum Lake, but beware there are cheaper houses on Radtke road that are older and are on wells, septic and oil.  Don't know what your budget is, but I have a friend that is thinking about selling his nice large house on my old street (Rickland Dr) that backs onto hundred of acres of county woods.  Great house but does need cosmetic work, but he would be willing to let it go cheap (well cheap for the street) but is too lazy to clean it up and list it.  He goes there twice a week to monitor it but has not lived there in over a year.  PM me if you want more info.

Thank you for the offer! Nothing solid, but definitely looking in Ironia, Shongum, Mt Freedom sections.
