Had a conversation last night with my daughter-in-law, who's in the real estate business regarding the upcoming eviction and foreclosure moratorium coming up at the end of the month.

Cliff notes version: These current high prices will be ending soon. If you're looking to sell, we're close to the top on prices. If you're looking to buy, try to hold out, as more inventory will be coming on the market, pushing prices down.

She gets access to the "heat maps" of people in pre-foreclosure. She says the list is off the chart, tons of houses are in this status. Now, some with do a mortgage modification, and roll past due balances back into their loans. But, she said many people have passed that window of opportunity to do that with their mortgage company. They will just "squat" and let the clock run out, just like back in 2008, but the numbers are WAY HIGHER this cycle. IN NJ, the process to foreclose can take years, specially with these high numbers.

If any of you remember looking around to buy in the last downturn, these pre-foreclosure houses ended up being in really bad shape, since people stopped doing maintenance on them. That pushed prices down too.

Regarding the rental evictions, all those tenants will never make up the overdue rent. They had a big party with all their stimulus dollars and UE kicker money. Even with evictions, it takes months to kick the freeloaders out. Then, where will they go and what landlord will re-rent to them, if they know they stiffed the last landlord?

Also, many ma and pa landlords stopped paying their mortgages without rent coming in. They are in the same boat as the homeowners above.

And, to add, these non payers of rent and mortgages in many cases, also stopped paying utilities and taxes. The utility moratorium is also coming to and end.

Bottom line, the current housing market will make 2008 look like a preschool party.

More plans for us from the NWO.  Perhaps we won't be the world currency anymore.   School loans be damned.

DOJ is claiming that this law violates the supremacy clause of the constitution.    My question is how can they have it both ways.    If the DOJ is correct in their theory than wouldn't NJ's laws also violate it as well using their theory.    NJ is violating the constitution on the 2A so where is the DOJ to our rescue.

That's not how it works...  Laws are only suppose to help the elitist, NWO agenda..  Otherwise you ignore them.  We are still in opposite world where patriots, business owners, and the unmasked are thrown in jail and murderers and rapists let out.  Ask Phil, he can attest to that.

  3. Not trying to be too pesimistic but I wouldn't put too much faith in Chasing Amy, Compromised Roberts and a majority of the rest of them.  Remember, they are attorneys and have been known to let the American people down, Constitution be damned.  Those politicians are waiting until after the election methinks.  The Nazgul come to mind as the ring resurfaces...  But, hey, who knows.  We have some real Americans on the Court!

Perhaps the Regressives (Progressives and RINOs) will pack the  court for October on behalf of Halloween Fools Day!  Then it will be like a seen from Monty Python, masks be damned... "Bring Out your Glocks, Bring out your Glocks"... "But I'm not disarmed yet"  Thump.

Not to dethread but why a glock 19 instead of the full size 17?

In NJ YOU could have had a 19 and it would have met the 15-round magazine size until the Progressives that are weak on VIOLENT CRIMINALS decided to continue to harrass law-abiding Americans, instead.   But, additionally, it is generally thought of as more versatile as easier to conceal, etc.  I personally prefer the subjective feel and balance of the 19 over the 17.  I would imagine you cannot go wrong with either.  Plus the 19 will also take 17 round magazines where the Constitution means something, and if you move to a more free place, then you will already have practice with a more concealable firearm and own one.  I prefer shooting the full size M&P over the Compacts but like them all none the less.  A 9mm revolver might also be fun if you can find one.   You could probably get two S&W M&Ps for the price of one of those other guns you own/mentioned. The thin Glock 19... I forget the number, might also be a nice investment.  Have you handled a Beretta 92 variety?

  5. In a word, if you want a "striker fired" handgun and you aren't interested in a Glock, and in particular a Glock 19 GEN 3, then you should REALLY check out a S&W M&P 2.0 of whatever flavor you want.  In particular, I would check out the 4.0 or 3.6" Compacts.   Another option would be to get a second copy of whatever gun you own now that you like, striker-fired or not.  Also, when getting permits it would be silly to pickup just one...  Even if that is your plan.  A nice 22LR or something else could come up at a good price and permits can be renewed and are good for 6 months.  Another thought would be to pick one up for the Mrs. that SHE likes.

I have an 11 foot StarCraft that my wife wants me to get rid of, you are welcome to it.  No leaks that I am aware of, we are off exit 8 on the NJTPK.

Thank you for the offer.  If you were closer, I would take you up on it but I am too far away in north-western NJ.  I would have provided you with some ammo.

  7. I have located a nice 14 foot row boat, however, it is aluminum and has a leak that needs to be repaired.  Has anyone repaired an aluminum boat?  I assume that a 14-foot Row Boat doesn't fit one of the exemptions as it is not a rowing skull and  needs to be registered and/or titled in NJ, even if it isn't going to have a motor.  Eventually, I would like to get a small trolling motor for it.   Does anybody have any info?
